James's first career was on Wall Street's terms: Series 7 and 63, a stockbroker's desk after years in his family's retail business. Six months in, he knew it wasn't the work he wanted — and in November 2002 he wrote his first mortgage file at Powerline Mortgage. He never looked back: loan officer, then branch manager, then branch owner.
Then came 2007. The collapse that erased most of the industry's roster taught the originators who survived it something no seminar can: which loans are real and which are wishes. James carried that discipline through every market since — boom, bust, 3% money, 7% money — and it's why his files close on schedule with such boring reliability.
The résumé in between runs deeper than most: senior and executive roles at Guaranteed Rate, EverBank, First Choice Bank, The Mortgage Firm and Fairway Independent Mortgage — as broker, banker, branch manager, VP of Finance, and independent broker-owner. He has seen the business from every chair at the table, which is precisely why he chose the broker's chair to sit in.
A practice built on referrals.
Today James is one of South Florida's established originators, and his book is almost entirely referrals and repeat clients — buyers who come back for the third house, realtors who send every listing client because his pre-approval letters mean what they say. He's available nights and weekends, matched to the schedules of buyers and agent partners, and he answers his own phone.
His technical edge is unglamorous and decisive: deep working knowledge of Fannie Mae, Freddie Mac, FHA and jumbo underwriting guidelines, including the South Florida specialty that kills more local deals than any other — condo warranting. He reads buildings the way other people read rate sheets.
