The insurance math, with nothing hidden
FHA's flexibility is funded by two insurance premiums, and honest FHA advice starts by pricing both. The upfront premium is 1.75% of the loan, almost always financed into the balance — on a $400,000 purchase at 3.5% down, that adds roughly $6,700 to the loan. The annual premium (commonly 0.55% for typical loans) rides inside the monthly payment — call it $180/mo on that same loan. At minimum down payment, the annual premium lasts the life of the loan — which is why the standard FHA playbook is: use the flexibility to buy, build equity and credit, then refinance into conventional at 20% equity and drop the insurance entirely. Property standards and the Florida reality
FHA appraisals enforce minimum property standards — safety, soundness, security. In South Florida that mostly means: roofs with meaningful remaining life (an aged roof can trigger repair conditions — and separately, make insurance brutal), functioning systems, no peeling paint on pre-1978 homes, and permitted work. Handrails and double-strapped water heaters are classic small hits. None of this makes FHA "hard" — it makes as-is fixer-uppers a poor fit for standard FHA, which is exactly what the 203(k) renovation loan exists to solve: same FHA flexibility, repairs financed inside the loan.
Two FHA plays that fly under the radar
- The multi-unit house hack. FHA finances 2–4 unit properties at 3.5% down if you live in one unit — and the other units' rent helps you qualify. It's the lowest-cost entry into landlording that exists, and Broward's duplex stock makes it genuinely available here.

Common questions
What credit score does FHA accept?
3.5%-down approvals commonly happen from 580, and 500–579 is possible with 10% down — though individual lenders layer their own minimums on top. If you're near a threshold, James will tell you whether to apply now or spend sixty days improving the score first.
Does FHA mortgage insurance ever go away?
With the minimum down payment, FHA's annual insurance premium lasts the life of the loan — the honest trade for its flexibility. The standard exit is refinancing into conventional once you have 20% equity and stronger credit; James structures FHA files with that path in mind.
Can I use FHA for a condo in South Florida?
Only in FHA-approved projects, and that approval list is thinner than conventional warrantability. Single-unit approvals are possible in some buildings. This is a building-first question — exactly the check James runs before you offer.
